Koziell - Commercial Warehouse and Storage Facility Proposal

Chair Kendall convened the meeting at 9:15 PM.

Koziell, Joseph & Katherine; File #2008-03ZBA, Area Variance Request: Joseph Koziell showed the ZBA members the placement of the proposed, commercial warehouse and storage facility on the existing, non-conforming lot located at 4 Contoocook Valley Avenue (Tax Map 232, Lot 48). The Board members viewed the thick stand of poplars and small hardwoods on the rim above the proposed warehouse footprint. The height of the ridge assured the members that the building would sit below the resident's visibility.  A walk up Contoocook Valley Avenue further assured the board members that the integrity of the neighborhood would not be destroyed by the storage facility in the commercial zone. John Kendall had discussed the building with abutter (Deborah Barr) and she acknowledged that the building would not be a problem and Joe should be able to do what he wants with his property.

The site walk addressed the following three points:
1.      The footprint  of the proposed commercial warehouse and storage facility sits    
below the surrounding parcels.              
2.      There is a strong vegetative buffer that eliminates  a line of sight between the commercial lot and the residential district.
3.      Because of the slope of the land, only the roof line will be visible in the
residential district.
